Access Statement for Penquite Farm, Fowey, Cornwall

CHURCH MEADOW

As you come along the road following the sign post to the 13th Century Church,
you will see the Church tower as you approach the farm.  The farm entrance has two splendid granite posts and also the name Penquite Farm on the boundary wall between the church and our farm.

The entrance is level and spacious and ample room for parking and laid with tarmac.
All the properties are detached and Church Meadow is the middle house which is painted white.  There is a slate brick courtyard with granite troughs with summer flowering plants and a gate which leads up to the front door with a roof and brick pillars either side.  
There is ample parking for two or more cars just outside the slate wall.

There is a step up into the house as you enter into a light spacious hallway.
The first door on your right is the boiler room and has a tumble dryer.  The door on your left is the first downstairs bedroom with two single 3’ beds with lights over the beds and a radiator.  Just down the passage way is the second bedroom with two single 3’ beds and a lamp on a table between the beds (the beds can be pushed together if required) and a radiator.  The door right next to this is the bathroom with WC, washbasin and corner shower and has a heated towel rail/ radiator.

From this ground floor level there are 6 standard stairs with a handrail that leads to the middle level which includes a very spacious dining room with 2 radiators and fully fitted and well equipped kitchen which includes an electric cooker, microwave, washing machine, dish washer and fridge/freezer.  There is also a radio and CD player.  There is also a back door on this level that leads out onto a level patio area with gas bbq and garden furniture and 6 granite steps that leads up to a grass lawn and top patio area.  From this middle level there are 3 steps that lead to the rotary clothes line and steps around the side of the house that leads down into the courtyard and the front of the house.

From the middle level you go up 6 standard stairs with handrail.  If you turn left this leads to the master bedroom with a 4’6” double bed with bedside cabinets with lamps either side and a radiator.  The door next to this is the bathroom with a bath, WC and wash basin, this also has a towel heater/radiator.
There is also a door at the top of these stairs with an airing cupboard.  The door to the right at the top of the stairs is the lounge which has a 3 piece suite and foot stool and another comfy chair. There is a radiator and an open fire place, electric fire, digital TV and DVD. The views from the lounge are wonderful overlooking the Fowey valley and surrounding open countryside with a glimpse of the water in the creek below.
From the lounge are patio doors that lead out onto a level patio area and large fenced garden/lawn for playing.  There is also a closed gate and stile from the garden into the field behind with a play area and the friendly farm animals to visit.
All bedrooms, lounge, entrance, hallway and stairs have carpet.
The bathrooms, utility, kitchen have vinyl.  The dining room has vinyl with a large rug.

COACHES REST

All the properties are detached and Coaches Rest is the first single storey barn on your left.  There is a very slight gradient up into the garage.
Parking outside Coaches Rest is level and there is a 1.12 ramp with rails and a level area  leading up to the front door.  There is a small rubber threshold into the barn and a wide 3’ door.  The barn is open plan with beautiful oak flooring for easy movement across the floor.  The very spacious, fully fitted and well equipped oak kitchen includes an electric oven, fridge, freezer, microwave and dishwasher. The dining area is to one side and a 3 piece suite and a high comfy chair, 40” digital TV with DVD player, a radio and CD player to the other side.    There is a patio door with a wooden ramp that leads out onto a paved patio area with a gas bbq and garden furniture.
From here there are 8 steps up to the clothes line and another 10 steps up onto a large fenced lawn with a gate that leads to the field behind with a children’s play area and the friendly farm animals to visit.

To one end of the open plan area is one bedroom with 3’ wide doors, has carpet flooring, two single 3’ beds with bedside cabinets and lamps either side, a radiator and an en-suite bathroom with WC, washbasin and bath a radiator and laminate flooring.  
The other side of the barn has 3’ wide doors a 4’6” double bed with two bedside cabinets and lamps, a radiator, carpet flooring and ample room either side of the bed for right or left side access and room under the bed room.  The en-suite bathroom is a very spacious wet room with shower and handrails and wall seat and a movable disabled chair.  The WC is left side entry with folding down arm and handrails and a toilet raiser seat if required.  The washbasin is lower and has a handrail and low mirror.  There is a movable trolley for easy access.

THE OLD GRANARY

The entrance is level and spacious and ample room for parking and laid with tarmac.  All the properties are detached and The Old Granary is the third property in and has 3 granite steps leading up to the front door.  As you enter into the spacious oak floored hallway, the first of 3 bedrooms downstairs, this is a 4’6” double bed with bedside cabinets and lamps either side.  This includes an en-suite bathroom with WC, large rectangular shower, washbasin and radiator. There is carpet in the bedroom and vinyl on the bathroom floor.
Opposite this room is the utility room with a washing machine and tumble dryer with vinyl flooring.
The first room down the corridor is the second bedroom with two and/or three 3’ single beds with en-suite bathroom with WC, wash basin, radiator and corner shower. There is carpet in the bedroom and vinyl on the bathroom floor.
The third downstairs bedroom has three 3’ single beds with two bedside cabinets and lamps either side.  The bedroom and en-suite bathroom has carpet flooring throughout.

The door on the left down the corridor leads out onto a large paved patio area with bbq and garden furniture.  There are some steps here that lead up to a large fenced lawn.  
From the hallway there is an oak staircase that leads up to the open plan, very spacious lounge, dining area, kitchen all in oak flooring and carpet in the top master bedroom.
The lounge has two 3 seat settees and two 2 seat settees.  A 40” digital TV with DVD player.  There is also a radio and CD player.
The fully fitted and well equipped oak kitchen includes an oil fired Rayburn, electric cooker and hobs, combination microwave, dish washer and fridge/freezer.
The upstairs very spacious master bedroom has a 5’ double bed with bedside cabinets & lamps either side plus radiator.  The en-suite bathroom with vinyl flooring has a WC, wash basin and bath with a radiator.

Adjoining The Old Granary is the games room with table tennis, pool table, football game.  There are 4 granite steps that lead up into the games room.
